Background
3737 North Meridian, owned by Mays Property Management Company, has been a VASEY service and project customer since 2014. The multi-tenant medical and professional office building requires dependable, consistent comfort to support both tenants and their clients.
Problem
With a mix of doctors, lawyers, and dental offices, the building suffered from poor temperature control at the individual suite level. Tenants experienced frequent hot and cold swings that created discomfort for staff and visitors alike.
The root cause was a neglected mechanical system that had not received consistent attention over time. Instead of addressing the underlying issues within the central air system, the property relied on temporary, stop-gap equipment to compensate for declining performance. This approach only masked the problem and led to uneven heating, cooling, and ventilation throughout the building.
Solution
VASEY implemented a phased plan to replace the building’s Variable Air Volume (VAV) boxes. These VAV boxes branch off the main trunk line and regulate airflow into individual offices, allowing the building to operate as true zoned space.
During the process, VASEY identified and corrected multiple ductwork deficiencies caused by poor past installation practices. Addressing these issues was critical to restoring proper airflow balance and overall system performance.
End Result
The upgraded system now properly modulates airflow to each individual zone, providing consistent comfort throughout the building. Tenants can easily adjust their office temperatures without impacting neighboring suites, improving both comfort and control.
Improved ventilation has enhanced indoor air quality, and with ongoing preventive maintenance, VASEY continues to protect the reliability, health, and long-term operation of the building’s mechanical systems.
